Marina Bay

When previous developer clients purchased a defunct development on Lake lanier, Land Plus was commissioned to create a new land plan for the 385 acre tract of land which would enhance the value of the property. Utilizing the existing spine road constructed by the previous owner, Land Plus created a master plan for the proposed 392 lots which addressed current marketplace demands and maximized the value of the unique natural amenities of the property.

Working closely with the client and marketing firm, Land Plus created a new identity for the development which included a themed, gated entry design. In a dramatic revision, Land Plus relocated the amenity area from its previously planned location at the property entrance to a prominent lake front portion of the property.

This new position afforded not only marketing advantages from the lake, but also allowed all prospective purchasers and interior lot owners to experience the most important aspect of the development, 3.5 miles of deep-water shoreline. The firm designed a resort-style amenity area with pool, open air pavilion with fireplace, signature lakeside clubhouse and separate club cottage with exercise room, all focused on a commanding view of the lake and the private 280-slip marina. A select few clubside cottage homesites were designed in this area in coordination with the amenity area.

In the area defined for the amenity area by the previous land planner, Land Plus proposed a tennis village complete with (4) competition courts and a series of cottage style homes, increasing the value of this remote portion of the property and adding an additional amenity and product type for the development.

Within the development, a series of pocket parks were designed to provide common area amenities throughout the property. The jewel of this neighborhood park system is the centrally located Horseshoe Park which features a vintage-style ball field, open play field, jogging/walking path. At the highest portion of the property, cluster homesites are located around a central park and offer dramatic views of both the lake and distant mountains.

Marina Bay was awarded "Best Amenities 2005" by the Greater Atlanta Homebuilders' Association.
